What chimney work costs in Kansas City
You pay $69 for a full inspection and a written findings report. Book any repair off that report and the $69 comes straight off the invoice. If nothing needs doing, you still keep the report.
The one fixed price on this site
$69
Full inspection, written report with photos — credited back in full when you book the repair.
Every competitor here advertises “free estimates”
We do not, and it is deliberate. A free estimate is a sales call: the visit still costs the company money, so it gets recovered on the invoice, and the person doing it has every reason to find something.
Paying the technician to inspect changes the incentive. It also means we can tell you your chimney is fine and still have covered the trip — which is the outcome you actually want and the one a free-estimate model quietly discourages.
- You are never charged twice — the $69 comes off any repair you book
- The report is yours whether or not you hire us
- No call-out fee on top, anywhere in our service area
- Repairs quoted in writing from the report before work starts
Typical Kansas City ranges
These are market ranges for the metro, not quotes. What your job costs depends on the factors listed on each service page.
| Service | Typical range | Notes |
|---|---|---|
| Chimney Sweep | $150 – $400 | Typical Kansas City range for a standard residential sweep. Glazed creosote removal runs higher. |
| Chimney Inspection | $69 – $350 | Our Level 1 is $69 and comes off the invoice if you book the repair. Level 2 video inspections are quoted per flue. |
| Chimney Repair | $880 – $4,400 | Kansas City range for repair through rebuild. Small top-course repointing jobs land well below this; full rebuilds above. |
| Chimney Cap Installation | $250 – $1,200 | Single stock stainless cap at the low end; custom multi-flue lids and full chase cover replacements at the high end. |
| Chimney Leak Repair | $200 – $1,200 | Kansas City range for chimney leak repair. Simple flashing work at the low end; crown rebuild plus flashing plus cap at the high end. |
| Gas Fireplace Inspection | $69 – $200 | Our standard gas inspection is $69 and comes off the invoice if you book the repair. |
| Gas Fireplace Repair | Quoted after diagnosis | Gas repairs depend entirely on which component failed — a thermocouple and a gas valve are not comparable jobs. |
Questions about pricing
Why is the inspection $69 and not free?
Because a free estimate is a sales visit, and it is priced into the job somewhere. Charging for the inspection means the technician is paid to look properly and to tell you when nothing needs doing. If you book the repair, you pay nothing for the inspection anyway.
What if I decide not to do the work?
You keep the written report and the photographs, and you have paid $69 for an independent assessment with no pressure attached. That report is worth having on file when you sell the house.
Do you charge a call-out fee on top?
No. The $69 covers the visit and the inspection across our whole service area. Repairs are quoted from the report before any work starts.
Why do you publish ranges instead of a fixed price?
Because a fixed price published online is either padded to cover the worst case or it is a number we would have to walk back on your roof. The ranges below are what this work genuinely costs in the Kansas City market, and each service page lists exactly what moves the number.
