Why it matters
On a home sale, an undocumented chimney is a negotiating hole. NFPA 211 requires a Level 2 inspection at property transfer, and finding a cracked liner before closing is a repair; finding it after is a dispute.
Questions we get asked
What does the $69 actually get me?
A full Level 1 inspection and a written report with photos. If you book any repair off that report, the $69 comes off the invoice. If nothing is wrong, you keep the report and we are done.
Why do you charge when everyone else says free estimates?
Because a free estimate is a sales visit, and it is priced accordingly somewhere else on the invoice. A paid inspection means the tech is being paid to look carefully and tell you the truth — including that nothing needs doing. It also means we are not incentivised to find work.
Do I need a Level 2 inspection to sell my house?
NFPA 211 calls for one on any property transfer. Many Kansas City buyers and agents now ask for it specifically, and having it in hand before listing keeps the chimney out of the negotiation.
