  • Flashing type: a proper counter-flashing reglet cut into the mortar joint costs more than caulk and is the only version that lasts

  • Roof material — tearing back and reinstalling architectural shingles versus a standing-seam metal roof are different jobs
  • Whether the masonry itself is saturated and needs to dry before sealing

Why it matters

A chimney leak does not stay a chimney problem. Water tracking down the outside of the flue reaches the framing, the ceiling and eventually the sill plate, and by the time it shows on the drywall it has usually been running for a season.

Questions we get asked

Why not just caulk it?

Caulk on flashing is a one-to-two-year fix that hides the problem while the framing behind it stays wet. Proper counter flashing is cut into the mortar joint and mechanically held; it outlives the roof.

Should I waterproof the brick?

Yes, but only after the joints are sound and only with a vapour-permeable siloxane product. A film-forming sealer traps moisture inside the brick and accelerates spalling through our freeze-thaw winters.

It only leaks in heavy rain. Is that still a problem?

It is a normal pattern and it still needs fixing. Wind-driven rain finds entry points that vertical rain does not — the leak is there year round, it just needs the right storm to show itself.
