What drives the price

We publish what moves the number rather than a single figure, because a quote that turns out to be low helps nobody.

  • How far down the damage goes — a top-course repoint is a different job from a rebuild to the flashing
  • Access: a second-storey stack on a steep roof needs staging, which is a real line item
  • Brick match; older Kansas City homes use sizes and colours that are no longer stocked and have to be sourced
  • Whether the crown, cap and flashing need doing at the same time (usually cheaper together than three separate trips)
  • Freeze-thaw damage extent — Kansas City cycles above and below freezing repeatedly each winter, which is what drives spalling here

Why it matters

Masonry damage is the one problem that gets geometrically more expensive the longer it waits. Water entering a failed joint freezes, widens the joint, and takes the brick face with it — a repoint this year is a rebuild in three.

Questions we get asked

Why does Kansas City brick spall so badly?

Freeze-thaw. Our winters cross the freezing line repeatedly rather than staying cold, so water that soaks into brick and mortar freezes and expands over and over. Softer pre-1940 brick, which a lot of the older housing stock here uses, takes the worst of it.

Can you just seal it instead of repointing?

Sealing a chimney with failed joints traps the moisture that is already in the masonry and makes the spalling worse. Repoint first, waterproof second — in that order, or not at all.

How long does a repair take?

A crown rebuild or top-course repoint is usually a day. A rebuild above the roofline is two to three, and it is weather-dependent — mortar will not cure properly below about 40°F.
